Developer prefers 63-foot 'aesthetic' peaked roof over 45-foot flat roof: Decision now before the zoning board of appeals

— Goshen Development LLC recently conducted a visual site assessment at the spot of its proposed six-building apartment complex, called Fiddler’s Green, in the Village of Goshen.

“The purpose of the visual site assessment is to allow residents to see the height of the proposed buildings, similar to the test done for cell phone towers,” said Dina Peoples with Tectonic Surveying and Engineering of Mountainville, N.Y.

Large balloons were raised at two heights at different locations across the property to enable observers to check out the proposed look of the project.

The balloons were raised to 45 feet to simulate the height of a flat roof at the complex, and 63 feet to simulate the height of a peaked roof. Goshen Development is currently before the Zoning Board of Appeals seeking a variance to use the peaked roof.

“The style of the pitched roof fits in better with the environment and is more compatible with the architecture of other buildings in Goshen,” said Barbara George, the firm's head of development. “For aesthetic purposes, we really want to use the peaked roof.”

The 178-rental apartment complex is proposed for a 96-acre parcel bordered by the Connector Road, Heritage Trail, Greenwich Avenue, and Green Street. The one-bedroom apartments, with optional den/office space, are designed for young professionals, downsizing senior citizens, and veterans.

“Residents are able to enjoy the park-like setting with walking paths, benches for outdoor sitting, and availability to the Heritage Trail for walking, biking, and jogging, and proximity to the Village for shopping and dining,” said George.

“Designing and planning a project to get it just right is an arduous process, but it’s worth it,” she said. “A lot of folks are looking to call it home. People have a connection with Heritage Trail — they want to walk out their door and be on the trail.”
